Strategy

Airbnb / Short-Term Rental

Convert nightly demand into 1.5–3x long-term rental revenue.

Overview

Short-term rentals (STR) trade operational complexity for revenue uplift. In strong vacation, business-travel, or healthcare submarkets, an STR can produce 1.5–3x what a long-term lease would generate on the same property. The trade-off: heavy management, regulatory risk, and 35–45% expense ratios.

Advantages

  • Materially higher revenue per dollar invested in top markets
  • Personal-use flexibility on shoulder-season nights
  • Less tenant risk — no eviction, no long-term lease disputes
  • Multiple revenue channels (Airbnb, Vrbo, direct booking)

Risks

  • STR permits can be restricted or revoked at the city or HOA level
  • Channel and management fees eat 25–35% of revenue
  • Demand is cyclical — recessions and travel slowdowns hit STR first
  • Operating burden is far higher than long-term rental

Expected Returns

8–20% cash-on-cash in strong STR markets; below 6% in weak STR markets where the LTR fallback economics are better.

Best For

Hands-on operators or co-host partnerships in tourism-anchored or business-travel markets with confirmed permit availability.

Best-fit markets

Markets where this strategy historically produces the strongest risk-adjusted returns.
